Temporary Water Shutdown

Please be informed that the water supply will be temporarily shut off on Friday, April 17, 2026, at 11:00 a.m.The shutdown is expected to last for approximately one hour.

Billing electricity consumption when moving

The electricity consumption we are charged in connection with the monthly statements is three months in arrears. If the seller is invoiced separately for the remaining electricity consumption until the moving date, an invoicing fee of SEK 389 plus VAT (2026) will be added.

If you want to avoid this invoicing fee, the board suggests that the seller and buyer agree on an amount when making the final payment, and that the buyer then pays the electricity consumption for the period before moving in. The cost per kWh is stated in the monthly statements (don’t forget the VAT). If the seller is to be invoiced after moving, this must be communicated to our economic management, otherwise it will be presumed that the seller and buyer have reached an agreement that the buyer will pay to the association as per above.

Cleaning of ventilation and work outside on facades during week 9, 23-25 February – 
House A (Stora Trädgårdsg. 4) & House B (Stora Trädgårdsg. 8) 

As a follow-up to the autumn’s OVK, we must carry out a mandatory ventilation cleaning in all apartments in buildings A&B and clean valves from the outside on the facade.

In addition, buildings A & B’s facade needs to be cleaned of algae/moss.

The work inside the apartments is carried out by a subcontractor to Climat80, OMNINO, and on the outside, rope climbers from VYN are working with facade cleaning and cleaning of valves.

Ventilation cleaning inside the apartments – only houses A & B:

In order for the work to go quickly and smoothly, we kindly ask you to empty the areas in front of your exhaust air/extraction, i.e. generally WC, bathroom & kitchen. 

Omnino AB/ Climat 80 works between:

Monday 23/2 – Wednesday 25/2, between 7:45-16:00.

You need to be home for half a day, which we will announce as a letter in your mailbox. If you cannot be home, you must inform the board and leave the key to the board or a neighbor. We must do the mandatory cleaning!

Facade work on Houses A&B: The ground under the repair workers may be blocked off with cones and plastic tape. For safety reasons, we ask you to respect these barriers and under no circumstances touch ropes or equipment.

The algaecide for the facade is biodegradable. We ask you to ensure that your balconies are free of plants and anything else that you do not want to get algaecide on.

If you cannot be home, you must inform the board and leave the key to the board or to a neighbor.

To all members of BRF Kryddfabriken

We will hold an extraordinary association meeting on Monday, February 2nd, as the board has prepared new bylaws. As I hope most of you have noticed, we have for some time transitioned from HSB to NABO, and in connection with this we reviewed the bylaws and realized they needed to be updated. A proposal for the new bylaws is attached to this email.

The board would also like to make members aware that the current nomination committee will resign due to relocation. We will therefore also address the election of a new nomination committee at the meeting, and if you would like to support the association in this role, please feel free to get in touch either before or during the meeting.

The Board would also like to take the opportunity to remind all residents to only dispose of items that are listed on the signs in the recycling rooms, as we have ongoing problems with this not being followed, which results in extra costs for the association:
• If a container is FULL, do not throw more items into it…
• Do not mix! Dispose of metal and glass where they belong
• Fold cardboard boxes and make them as flat as possible
• It has never been acceptable to throw electrical items or other hazardous waste in our containers

Merry Christmas and Happy New Year!

Hello everyone,

Christmas is fast approaching, and we on the board would like to take this opportunity to wish you all a very Merry Christmas and a Happy New Year!
We would also like to take the chance to inform you about a few important things for the coming year:

Fee Increase 2026
During the budget review for next year, the Board has decided to increase the fee by 2%. This is done to keep pace with inflation and to ensure savings for future maintenance. In addition to the fee increase, there will also be an increase for TV/broadband of approximately 300 SEK per year.

Fire Safety During Christmas
We would like to remind all residents once again about the importance of fire safety, especially during the holiday season. Please check that your smoke detectors are working properly. If you have larger batteries or other rechargeable devices, make sure they are charged under supervision. Also, don’t forget to extinguish candles when leaving the room.

We also want to inform you that there will be no communal collection of Christmas trees, so these should be handled privately at an appropriate recycling center.

We look forward to a new year together and wish you a pleasant end to the year!

Nabo: Information Sheet for Association Members

We at Nabo have the privilege of becoming your housing cooperative’s new manager. This means that we will assist the association with membership and apartment administration and it is from us that you will receive your fee/rent invoice.

This entails some changes for you as members/tenants and below is important information regarding the coming transition.

First Billing:
· The first invoice will be sent by mail to your mailboxes
· There will be a new bank giro number to which the fee should be paid – you will find the new bank giro on your invoice
· Invoices from Nabo are always sent at the beginning of the month, but during the transition, this may be slightly later than usual. However, there is no need to worry, no reminder fees will be added for the first 2 months
· You will receive an information sheet along with the first invoice on how to, for example – change the billing method for future invoices. If you wish for e-invoice, direct debit, e-mail etc.
· If you happen to pay the first invoice to the old Bankgiro you can submit a bank statement of the payment. The easiest way is to submit a case with the bank statement.

Log in to Nabo.se
· Once your first invoice has been sent out, you will be able to log in to nabo.se with your personal number and Mobilt Bank-id.
· Under settings in the portal, you can enter an email address to receive notifications when the board posts any information. We recommend entering the email address the first time you log in
· On the website, you will be able to see all invoices if you do not have access to your mailbox, portal.nabo.se
· If you cannot log in with bank-id in the portal, there are login details on the invoice to change the billing method

Please provide your association’s name and preferably your customer number when contacting us. For feedback, we ask you to write your email address and phone number so we can easily contact you.

Electricity tax

The board has decided:
– From January 2026 the costs for the electricity that we consume as tenant-owners should be fully covered by the electricity charge, and not partly by the annual fee.
– For a couple of months we will “catch up” with the billing of our consumption.

At the end of the day this does not affect what we pay as tenant-owners, but will reduce the cost for the association.

Please look at the attached document for details and a more extensive explanation. Feel free to contact the board with any questions or thoughts.

El & Electricity 2026

Water supply on Wednesday November 5th

On Wednesday, shortly after 2:00 PM, the water supply will be temporarily turned off to allow us to replace a shower mixer in an apartment without an individual shut-off valve. The interruption is expected to last no longer than 30 minutes.

We have changed our property manager!

From 2026-01-01, Nabo will be the new financial manager for our housing cooperative. Due to the change of manager, the first invoice from Nabo will arrive by mail and there will be a new bankgiro number for paying your fee. Along with the first invoice you will receive information on how you can then switch to e-invoice, direct debit, or receive your invoices via email.
